When the designer and the contractor are the same company, design decisions serve the contract, not you. Scope grows. Alternatives that cost less are rarely drawn.
A quotation you can't compare is a price you can't trust. Without a bill of quantities, two quotes for the same villa can differ by millions — and you can't see why. Ours make contractors price the same scope, line by line.
The drawings only matter if someone defends them. On site, substitutions happen quietly. Our supervision exists so they don't.

Are you a fit-out company?
No — and that's deliberate. We are a design consultancy. Construction is carried out by carefully selected Dubai fit-out partners who win your project through competitive tender. We stay on your side of the table throughout.
Where do you work?
Our Dubai studio is in Business Bay, and we work across the city's premier communities — Palm Jumeirah, Emirates Hills, Dubai Hills, Jumeirah Golf Estates, Al Barari. The practice was established in Kuala Lumpur in 2014; its built portfolio spans Southeast Asia, with villa commissions in Dubai, Doha and Saudi Arabia.
What does it cost to work with you?
Consultancy fees depend on scope and are set out clearly before we begin — typically a small fraction of the construction value, structured by stage. Competitive tendering exists so the build itself is priced honestly.
