Your villa is likely the largest private project you will ever commission. We believe the person who designs it should have no financial interest in what it costs to build. That is the entire premise of our practice.

We work with villa and penthouse owners across Dubai — Palm Jumeirah, Emirates Hills, Dubai Hills Estate, Jumeirah Golf Estates, Al Barari, District One, Jumeirah Bay — and across the GCC.

Owners come to us at three moments: a shell-and-core handover that needs to become a home; a major renovation of a villa that no longer fits how they live; or a new purchase they want finished properly before moving in. In each case the brief is the same: a home resolved to the last detail, built at an honest price, delivered as drawn.

The problem every villa owner in Dubai eventually meets

Fit-out is a contractor's market. Most design offers are attached to a construction contract — the design is cheap or free because the margin lives in the build. Three things follow:

1. You can't verify the price — one lump sum, no bill of quantities.
2. The design serves the contract — costly details get quietly removed.
3. No one answers to you — the person checking the work is employed by the person who did it.

Design — resolved to the last detail

Space planning, interior architecture and FF&E specification, documented in drawings a contractor can price and be held to. We've spent a decade on the other side of this — designing and building luxury homes — so our documents anticipate what site teams try to reinterpret.

Tender — partners compete for your project

We prepare the tender documentation and bill of quantities, invite selected Dubai fit-out contractors to price identical scope, level their bids, and recommend — with reasons you can read. You choose. You see every number.

Supervise — your standards, enforced

Scheduled inspections, materials sign-off against approved samples, design reviews at each stage, a documented snag list, and handover only when the built work matches the approved drawings.

  • FF&E specification book Every fitting, finish and furniture piece — sourced and coded.
  • Bill of quantities (BOQ) The priced backbone that makes quotations comparable.

This is what “consultancy” means in practice: paper that protects you, and a team that enforces it.

Investment

Priced by stage, agreed before we begin

Consultancy fees are structured by stage and agreed in writing before work starts. As a rule of thumb, our fee is a small fraction of your construction value — and the tender it buys is how the construction value stays honest.

We take on a limited number of villa projects at a time; engagements typically suit whole-villa scopes rather than single rooms.

Do you build the villa yourselves?

No. We are an independent consultancy — construction is delivered by carefully selected Dubai fit-out partners who win your project through competitive tender. That separation is deliberate: it keeps the pricing honest and our advice unconflicted.

How do you choose the contractors who bid?

We maintain a vetted shortlist of Dubai fit-out firms whose finished quality, financial standing and site management we have assessed. For each project we invite the partners whose strengths fit your scope. You may also nominate a contractor; they bid on the same documents as everyone else.

How long does a villa project take?

Design and documentation for a full villa typically runs three to five months; construction six to twelve months depending on scope. You receive a stage-by-stage programme at proposal.

Can you take over a project that has already started?

Yes — design review and site supervision are available as standalone services when you need an independent eye on work already underway.

What does villa interior design cost in Dubai?

The honest answer: it depends on size, the proportion of custom joinery, and material grade — which is why we won't quote a per-square-metre number here. What we will do is document your scope so precisely that the market gives you its real price.

What if I already have an architect?

We collaborate. Interior architecture, FF&E and fit-out documentation sit alongside your architect's shell design; we join the team where interior precision is needed.

Do you accept commissions from contractors or suppliers?

No. Our fee comes from you alone. We accept no commissions, rebates or referral payments from contractors or suppliers — independence is the product.
