The model, explained
Can we hire you for design only, without tender or supervision?
Yes. The three services stand alone. Most villa clients take all three because each one protects the value of the previous — but the choice is yours, stage by stage.
Do you work with developers or only private owners?
Our practice is built around private villa and penthouse owners. We also act for boutique developers and family offices on select projects where independent design management is needed.
Who actually builds the project?
Licensed Dubai fit-out contractors from our vetted partner network — or a contractor you nominate — appointed by you, under a contract with you. We administer the design intent; we are not a party to the construction contract.
Is an independent consultancy more expensive overall?
Our fee is additional; the competitive tender it enables is how owners typically recover it. A single negotiated quotation has no market pressure on it. Five levelled bids do.
