Independent cost control for your fit-out
Tender documentation, bills of quantities, competitive bidding and value engineering — the machinery that turns a beautiful design into an honest contract.
A single quotation is not a price
In Dubai's fit-out market, most owners sign a lump-sum quotation they cannot take apart. Whether it's fair is unknowable — there's nothing to compare it against.
Design management replaces that blind spot with a market. We convert the approved design into tender documentation and a bill of quantities, invite vetted contractors to price identical scope, then level the bids line by line. Where prices can improve without touching quality, value engineering finds the exact items to prove it.

What we deliver
- Tender documentation Scope, drawings, specifications and conditions — the rulebook every bidder prices against.
- Bill of quantities (BOQ) Measured quantities for every trade, so bids are comparable line by line.
- Bid levelling & tender report A written comparison and recommendation. You appoint; we advise.
- Value engineering Cost options that protect design intent — never quiet downgrades.
- Design review Independent scrutiny of packages produced by others, when you need a second opinion.

How many contractors bid on a typical project?
Usually three to five from our vetted network, selected for fit to your scope. Enough for genuine competition; few enough that every bidder knows they have a real chance and prices seriously.
Can we nominate our own contractor?
Yes. They receive the same documents and bid on the same terms as everyone else. If they're as good as you believe, the tender will show it.
What is value engineering — honestly?
Done properly, it's precision cost surgery: substituting where the eye and hand can't tell the difference, never where they can. Every VE option is presented to you with its trade-offs in writing. Done badly — by a contractor, silently — it's how projects lose their design. That's what we exist to prevent.
Do you take any payment from the winning contractor?
No. Our fee comes from you alone — no commissions, rebates or referral payments from any contractor or supplier. It's the only way the recommendation stays clean.
